In this market bank financing can be a nightmare, the endless signing of forms, the often times confusing process and in these days no one knows what you can finance and what you can’t. Therein lies the problem. Sure you can try to wait out the storm but sometimes you just have to move. Or possibly such as times like today it might be the right time to buy a home. It might be time to consider buying a home on owner financing. Well unfortunately unless you have bought or sold a home on Owner Financing you might not realize that it has its own pitfalls as well.

First off, let us say you want to turn to a real estate agent for help. Well very few agents are well versed in the ins and outs of owner financing. A simple test you can try yourself is just ask any real estate agent how many deals last year they did that involved owner financing? The last two, three, or four years? I bet the number wont be high, in fact real estate agents are just now scrambling to learn all they can about owner financing. They know that is where the market is going, at least for the meantime.

Please indulge me a little to let me illustrate. Real estate is sold at market prices, i.e. what a buyer is willing to pay and a seller is willing to sell. Usually they meet in the middle. Well this is usually true in a traditional real estate transaction (for instance, you go to a bank or mortgage company and are approved for financing), now you could say that with under this situation typically the buyer has a lot of the control. Why? Well they control the money, they choose what, when and where they buy. Essentially what this does is keep both sides focused on finding a middle ground.

Now with owner financing sometimes the scales can get tipped on the owner’s side. Why? Well sure you have a down payment and sure the owner wants to sell but all in all you don’t fully control the money side. Not only this, but maybe you feel embarrassed about your situation or regretful that you aren’t able to get financing at this time. In some owner financed deals this might give the owner a perceived advantage.
